The third quarter delivered a market in balance. Prices kept rising — but more slowly — and buyers gained a little breathing room as inventory reached its highest level since 2019.

The headline numbers

  • Median sale price: $1.42M (+4.6% YoY)
  • Median days on market: 26 (up from 21)
  • Active listings: +18% YoY
  • Share of homes selling above asking: 41% (down from 52%)

Where prices rose fastest

Riverside North led the city again with an 8.4% annual gain, driven by the new Silver Line and a wave of energy-efficient construction. Old Mill District followed at 6.9%.

What it means for buyers

More choice and more time. Well-priced homes still move quickly, but buyers can increasingly negotiate on repairs and closing dates.

What it means for sellers

Pricing is everything. Homes priced correctly from day one sold in 14 days on average; homes that needed a price cut took 58.
