After preparing more than 300 homes for market, we have a good sense of which staging decisions translate to offers — and which are just expensive decoration.

1. Light is the product

Replace every bulb with the same warm-white temperature, clean every window inside and out, and remove heavy curtains. Photos and viewings both depend on it.

2. Edit by half

Remove half of what is on every surface and a third of the furniture. Buyers need to see floor and wall space to imagine their own life there.

3. Give every room one job

A spare room that is ‘office, gym and guest room’ reads as clutter. Choose the most valuable use for your likely buyer and stage it clearly.

Buyers do not buy a house. They buy the version of their life they can see in it.

4. The first ten feet matter most

Fresh paint on the front door, new house numbers and a clean, bright entry. First impressions are formed before anyone reaches the living room.

  1. Neutralize bold walls
  2. Fix every small repair
  3. Deep-clean grout and carpets
  4. Style the outdoor space as a room
