Option 1: Sell first, rent back

Sell your home with a 30–60 day rent-back so you can stay while you buy. You shop with certainty about your budget.

Option 2: Buy first with a bridge loan

A bridge loan lets you use equity from your current home before it sells. Faster, but more expensive.

Option 3: Contingent offer

Make your purchase contingent on your sale. Less competitive in hot markets, but workable when inventory is healthy.
